I then read briefly about affinity, but that seems too expensive for me. especially when all he needs is to view the limited content.
Is there no way of doing this?

Affinity is aimed at accountants/bookkeepers and multi-users, so this is something they would usually setup not you. If your accountant is accessing multiple QF accounts it makes sense and at ~£2 per month, per account it’s not expensive.
You also only pay for the duration the account is connected so if it’s a case of completing the year-end, you probably wouldn’t need it connected for more than one month.
