Duplicate address on invoice

I have my address duplicating on my invoices. I have realised through searching the forums previous answers that this is because the system automatically adds the address and deleting the contents of the box below “Display the following text below my company address” is the solution. However, It will not let me delete it, type over it, nor right click and cut it.

Do I have something buggy going on or am I trying to fix it in the wrong section?

If you have the below box ticked then editing of the box is disabled.

Untick the box then you can remove the text from the “Display the following text below my company address” box.
